Frequently Asked Question
How long does the design and permit stage take?
It varies by city and by scope. A single-storey project within the existing envelope moves faster than a new two-storey home going through design review, and story pole requirements add a public step in some cities. We give you a realistic schedule for your specific jurisdiction at the start rather than an optimistic one.
Can we build bigger than what is there now?
Sometimes, sometimes not. It depends on your parcel’s allowable floor area and lot coverage, and on whether the existing house is legal nonconforming. That is the first thing we check, and it is a real answer rather than a sales one.
Do you work with our own architect?
Yes. Some clients arrive with drawings already done. We will review them against what the city will accept and tell you honestly what is likely to come back in comments.
What happens if a neighbour objects?
In design review cities, neighbour input is part of the process. The best defence is a design that accounts for privacy and mass before it goes public, which is why we raise those questions during design rather than after the story poles go up.
What can affect the design besides zoning and lot size?
Site conditions can change a design just as much as zoning rules. Protected trees, soil conditions, slope, utility access and local energy requirements can all affect where and how a home can be built. We look at those constraints early so they can be designed around rather than discovered after plans are already underway.
